I will provide personal service to all transactions. The first step in buying a new home is to understand legally who the real estate professional is representing. For this, you need to understand the concept of agency.

Understanding Agency

The agency disclosure form is signed at first meeting. The form explains each of the following terms and requires that you choose one.

Seller's Agent -Traditionally represents the seller

Buyer's Agent - Typically represents the buyer

Dual Agent - Agent represents both the buyer and seller with the concent of both.

Transaction Coordinator - The real estate professional would not represent either parth in this relationship.

None Of The Above - The buyer or seller refuses to sign and form of representation.

Schedule appointments

Write a purchase agreement and collect an earnest money deposit

Make formal mortgage application

Discuss the use of a professional home inspector

Discuss the need to have an attorney review any or all documents

Closing generally occurs 30 - 45 days following the acceptance of the initial purchase agreement

Possession of the property takes place

Your real estate professional will follow up to make sure you are still completly satisfied.

Steps to Selling Your Property

Initial meeting at your property to gather information and history regarding your property.

Return with a complete market analysis. Work together to price your property and discuss a marketing plan.

Formalize a listing agreement with explanation of Home Seller's Disclosue Respossibilities, completion of miscellaneous forms and input to mls system.

Constantly monitor all activity and provide seller with timely and accurate feedback.

Present any and all purchase offers.

Proceed to closing with everything worry free to seller.
